I have never financed anything with commercial space, and know it adds a layer of complications, so any advice would be greatly appreciated.

Buyer can get access to system from seller and make payments or seller can receive payments from buyer and make payments.  

The premiums are made with after-tax dollars and the cash value in the policy he grows tax-free And can be access tax-free. 

I operate in the DST space. 

I bought a 3 acre plot in Sonoma county CA. late 90s unbuildable everyone told me it was not worth buying since it would not perk and you could not build on it and Utls are a long way away. etc etc.. well there was a new overchange put in about 3/4 of a mile away connecting my access road to the freeway . 

He also stated the tenant changed the locks, so he was unable to access the property.

It goes to your preference, of course, but whichever can produce the greatest ROI should be considered.There are many markets in Michigan, for example, where it is cheaper to buy an existing house and fix it up than it is to build new.That may not be the case where you are at or through the construction suppliers and contractors you may have access to.To Your Success!
