Investment Info:Small multi-family (2-4 units) buy & hold investment.

I haven't bought anything in over 3 years--instead I've been watching the multifamily market implode mostly from the sidelines, except for the thousand or so units that I still have. 

I bought 15 unit and have slowly crept up to 40-50 units. 

My husband and I own a rental unit in a condo building in Jacksonville, FL.

Based on that number of units I would expect much higher figures - did you buy these buildings all/mostly cash?

I am also open to considering opportunities in the Riverside / Five Points neighborhood, or San Marco, in Jax.Ideally, I would like to find a livable property with 3+ beds / 2.5+ baths, make use of FHA to purchase, and rent out 2+ rooms while renovating into separate, complete units.
