I need some one who is dependable, handy (can touch up paint, fix leaky faucets, power wash the porch, or whatever else is needed) AND has good people skills in that they will be working in two small senior care homes with Alzheimer's residents.

Cabinets should not be discolored at all,  I can see minor nicks and scratches, but there should be nothing that you can't take a touch up marker and fill in to make it darker.

They don't always do things the absolute best way for protecting themselves IMO, but she'll never have an issue with me and that would be true no matter who I rented from.She also knows I own property and as such I understand the pain of turnover expenses which is why she will get my unit back with a fresh coat of touchup paint if needed and the carpets cleaned on my way out the door.

I told them if they left by the end of the month, I would give them the remaining month’s deposit to go get a new place, avoid any eviction, and they would have to clean, touch up the paint, and work with me to show the unit before the 1st.I ended up getting lucky here - renting the unit with 1 day turnover at a higher rent than previously, to a better tenant, w/ no out of pocket except my time.

No issues on the rehab itself, just sub contractors that are looking for the next project more than finishing up the current one.It is completed minus some minor touch ups.

Obviously you will need to account for a site super and the painting company itself needs to make a profit.It will take 2 guys 2-3 days to complete 1350 sqft. including touchups at the end.
