Soon, there will be a ton of posts below from agents in Columbus and Cleveland to "help" you, but you already know where you want to be.I wouldn't be thinking STR for Ohio unless you are doing woodsy, which can work, but the table stakes are high on those (swimming holes, saunas, game rooms, hot tubs).

W of I-25, as close to the mountains as possible will be easier to find tenants generally speaking (also think of the commute into Denver), and the spring will be the easiest time of year.

You could find a lender that can go up to 80% LTV, thus even if there is this amount of closing costs, you still are ending up not bringing any money to the table, and essentially financing the fees.
