So you're not really comparing apples to apples here.Also, most likely the syndication/crowdfunding deal you are comparing to is a completely different real-estate asset class than single family (i.e. probably multi-family,office, self storage,mobile home parks or something else).

I just turned 55 and have 33 rentals and 135 storage units.You may be better off buying as many properties as possible for the next 5-10 years, then paying them off, starting with the smallest mortgage and working up to your largest.

Even if I raise it from $600 to just under $1200 in the span of a month the tenants have no where to go because I will still have the cheapest rent in a 5 mile radius.Though, I don't want to be too harsh as I have been in their shoes before, I will work with them on the rent raises.

For recent purchases: less than 3 years, you probably have to grow with them and think about how can you maximize returns: maybe ADUs, or Coin-laundry or e-pay, renting space on the property for storage, air b and b or mid term rentals, splitting the lots, Tic sales etc... or value add to increase appreciation faster!!
