I know cat urine can be extremely tough to get rid of and will have to possibly sand and deep clean floors and then seal them.Main question: Is it possible to fully remove the smell of cat urine?

If I was the seller I wouldn't agree to getting a lease from a tenant I'm trying to get rid of in the hope someone will buy the property.

I preferred getting rid of all debt (incl. on our primary and second home).

I heard a rent control advocate recently state that rent control results in rents increasing greater than it did before the rent control because of greedy LL   She did not understand that the increased risk associated with not being able to get rid of bad tenants drove rents up.Basic economics, but the masses do not see the effects of these laws.  

If so, should I be thinking about get rid of the property right away before the construction starts?

I told them I would get rid of the termites but they dont get to pick the company. 

The most important thing is to get rid of the bad renter.

Get rid of debt, build a budget, and save.

Get's rid of the slimy sellers and the weasels in the business.A broker/agent wants to know UPFRONT if they are dealing with a sleazy seller that will not properly compensate a broker/agent for bringing a competent buyer to the table.  

I'm not planning to buy anytime in the next year or so until I get rid of all my Indy properties and maximize rent on Bay Area SFH.
