Hey Everybody, I'm a Realtor in the southeast valley area (Mesa, Gilbert, Chandler, Apache Junction, Queen Creek, San Tan, Valley and more) of Phoenix, AZ.  

Especially when people are coming out of Queens and looking at Nassau and Suffolk counties.

@Suzanne - I know people are still big on the appreciation play in Ballard, Queen Anne, etc. but a property like that with a CAP of less than 3.5% doesn't seem very attractive.
