The amount of research, offers, pounding pavements, etc that went into finding this deal was what it took to make it happen. 

In for a penny, in for a pound I always say.:)Yes, it's a great deal. 

My take would be first determine if you want to be the guy that goes & finds deals and brings them to financing (active investing) or the one with the money that folks come to (passive investor).Think of the former as having to hustle,  generate leads, network, & so forth as you learn the business and find opportunities with which to invest - otherwise known as "pounding the pavement". 

Downstairs tenant shot her down and said she had nothing to say to her (told me she sounded phony and not sincere) so at midnight the upstairs tenant supposedly started pounding on the floor for an hour, I guess in retaliation...

Keep in mind if you and your business partner took different amounts out of the corporation you have invalidated your election to be taxed as an S-corp and will be considered as a C-corporation.In business you do not want to be penny wise and pound foolish.
