I think this could be a problem if that single source doesn't pan out.i had a thought of opening a line of credit (not a HELOC) with my credit union so i have it ready to go.

you should encoursage him to get in the industry then.. get a RE license and go make some dough its a lifelong career.. wholesaling at best is a flash in the pan.. great sales folks can make a killing brokering real estate in a high value market like NYC... many make 500 to 2 mil a year easy.

I would just get the basics: sofa, coffee table, a set of pots and pans, dishes from a local discount store.

If I take my Grandfather's advice and "stick with a good company" much like the job I already have, I can focus on trying to rub elbows with the right people and work my way up the ladder, but that doesn't always pan out and it leaves a lot up to fate.

I found a property that might cash flow so I'm hoping it may pan out.
