Hey Alex, From what I am seeing and hearing from the agents/investors that I work with, a lot of investors who own properties are starting to transition from LTR to MTR/STR model, and housing professionals/nurses + the occasional booking on Airbnb/VRBO.

The monthly fee of X% should cover most regular things (collecting rent, answering calls, dealing with the occasional repair request which might happen once or twice a year depending on the tenant).

Occasionally I checked in 2000 there're few FS condo w/ 200k, now price is double in just 4 years.These are really the market where STR regulation is increasing the price.

Our guests are mostly visiting because of those two things, and generally for 1 to 3 nights, but we do get the occasional longer stay.

For properties under $50,000 where HUD offers a flat $1250 commission to each agent the percentages are skewed but the number is somewhere in the minus $2500 + 5 to 6% as the minimum acceptable although occasionally a computer glitch(I assume the software was not set up for a flat fee commission) the counter will come back at minus $2500.
