We have zip codes that have lower and and higher end areas within the same zip so not a good marker to use.Going along with that a lot of the neighborhoods are very street by street or change pretty quickly by block, so you have to be aware of that.

I have some upcoming repairs needed that outweigh the Homestead Exemption and plan to make my primary home a long term rental in the next 7 years but the repairs can’t wait.  

For your next step, you might want to look into seller carry arrangements and joint ventures.

It's always nice to have an opportunity come your way. 

They were similarly organized, but did not have kitchenettes (and I do not think all has sitting rooms).  

I actually recommend house hacking as a first step if possible. 

They have properties worth $200, 300, 400k and their Tenants are behind, way behind.
