IMO if you are starting to invest in a unit that the rent is so low that it results in minimum PM fees being applied 1) it better be local 2) you should have experience in that class of property; at a minimum grew up in a similar area 3) better be hands on.  

Mold grew due to flooding in house and has been confirmed by mold analysis companies. :( Should the work to remove the mold happen asap?
