Since this four-plex is in my region, I will be the one taking care of maintenance and management while the investor won't have to worry about anything but to receive the money haha.Let's confirm a few things before you get questions from a bunch of other folks on the forum.How much of your own cash/equity are you planning to contribute/invest to this deal?

if anything then I would set a flat fee to pay them for their service and then if you do find a property that offers buyers agents money, in which almost all I have seen still do...then I would have the title company back out the amount you decided on and the agent gets the remainder of the amount of commission that's left over. 

Also, what skip tracing service are you using to find owners number.

Managing a rental yourself can be time-consuming, especially if you're handling maintenance, tenant relations, and lease enforcement. 

Basically, they name everyone because they’re hoping and counting on the fact that people set up their own LLCs and didn’t adhere to basic entity maintenance and kept things separate (like bookkeeping and separate bank accounts).

Long term rental numbers are hard to get cash flow with added in reserves for maintenance, cap ex, and vacancy.

Relating to services.

To set the stage, I'm owner of a short-term rental property in the Poconos in PA and we use a property management company for bookings, maintenance/cleaning, guest management, etc.This past weekend we had a guest booking but when the guests arrived Friday evening the house had no running water, though it had been running fine earlier in the day when the Property manager (PM) was at the house to give a final check and leave the welcome packet.

They withdrew this service in 2012.
