Hi all,I am currently a college student in Madison, Wisconsin, and have been interested in REI for the last couple of years.  

I live in the Madison, WI area and own 4 rental properties in that area.

For $340k FHA loan, I'd go buy a quadplex in Antioch, Smyrna, Bellevue, or Madison then have about $100k left over.

Some Madison investors meet informally about once a month at the Great Dane, Fitchburg to chat, hope to see you around  @James Russellis in charge of that

I find it hard to believe agents in Madison, Raleigh, Boise, Grand Rapids, Co Springs, and Indianapolis make more than agents in DC.

In the mean time the house would've sat empty for 2 months, under contract kind of.I am youngish at 35, I use traditional financing, and I am in the middle of buying my second duplex in Madison.  

Madison is ideal but we are flexible.

Both are located on the west side of Madison about 1.5 miles apart.

We would prefer to ask them to move(3 months ahead, April-May), revive the units and rent them to new/better-screened tenants but at the same time we are concern about vacancy (although we are in Madison and the area is nice so it should rent fairly quickly).
