There are not too many people who can pay 40K cash to buy a house.

There is demand for it and demand in this area for affordable housing, in a tourist area where plenty of people have vacant, second/third homes for seasonal fishing and hunting.

There are houses that can be lived in and fixed up, or turned into multi-unit spaces (such as terraced houses with converted 'stables' at the back) for living in and earning income at the same time.

Renovated the inside of the house.

I landscaped a 40 foot x 7 foot walkway on the side of my house(where I house hack) in 2024.  

I would find properties, submit them to their portal and they would tell me what they would offer when the house was completely remodeled.

Our plan is to use the "Sneaky tactic" and for the next few years, the plan is to buy a house that needs a little TLC, fix it up as we live in it and move on to buy another house until were tired of doing it or reach a decent income.
