One thing to take note of is that a lot of places that are established STR markets have regulations stating that you have to honor future bookings.

Also another thing I will say is appreciation & value adding is a cheat code .

These are professionals with additional training and a stricter code of ethics.

Some zip codes in Detroit are better than others but everything is appreciating especially closer to our downtown area.

There are also investors who purportedly requested their redemptions before the freeze occurred which were not honored.

And also I inherited the tenant and havent signed lease with them been advised to better honor the same terms of the seller until their contract finish.

I'm not opposed to spending the money and have a demo scheduled with them this week, but was curious if anybody else has other data providers that they like better for more niche areas of distress such as bankruptcy, probate, divorce, code violations etc. that I can stack with my current data.I have submitted right-to-know requests with the local counties but only certain information is available and can be cumbersome.
