you may be able to find a bridge at 50% ltv on that . rate will be high . issue with those is not enough protective equity for the lender

We would not be able to finance a $50k property on a DSCR loan - that would need to go the route of a bridge loan and look at refinancing once the value-add was complete.We can work on properties in multiple states at once, though - that's no issue.• A property is 800k and seller is willing to carry 400k at 0% in second position.

If the property is not rented you can get a fix and hold or a bridge loan to complete the repairs, these loans are DTI sensitive.A couple things to do.1.

So seems he's basically recruiting people to be hard money and bridge lenders in a variety of contexts using his own capital to start with (after they pay the membership fees) so it does seem like it is designed to work for people right up front for the first few deals he is hand-holding you through, but I have a lot of questions about what happens when deal flow or membership slows down and who exactly is left holding the bag.

If you plan on building a home or a few homes on the lot then I would suggest a construction loan and if it is just a land purchase then a bridge would probably be the best option.

You can always get funding from lenders, who usually cater to a vast majority of needs, from bridge loans to commercial financing.
