Look into off market properties in your area- whether through Facebook or an investment brokerage like New Western. 

See what's on facebook marketplace & craigslist, so many people have extra construction materials from remodels they'll give away for like $20.

You could even try speaking with other property owners about their experiences -- there is a facebook group for just STR operators in Cape Coral and I'm sure you could find someone in there willing to share their experiences. 

I've host monthly REI meetups via Biggerpockets and the local investor Facebook group that I run.

The people I know are mainly via Facebook and not close connections.

You can also check meetup.com or search Facebook for real estate investment groups, clubs, or meetings in your area.

And you can look for Facebook groups (most markets have some form of Abilene Real Estate Investors group).
