FHA seems to be the best fit for my scenario (I work in film/television so starving artist phrase rings true haha) but it seems to be only in the US.

This is a breathable material that is non film forming.

Jamie, I know the first reaction may be scenes from animal house or the newer neighbors film, but I have a student most of the time (and none of that mischief).

If you have ever seen the movie Cocoon or Summer Rental (both 1985) or The Punisher (2004), those were filmed in my area.

Today, almost everyone is filmed well over a dozen times when they go anywhere.

If you are not a smoker and your other tenants are not smokers then it can be a big problem.If you get this lady to leave plan on de-greasing the ceilings, walls, ductwork etc. to get the film of smoke out.Either way it sounds like you are going to be spending a lot of money in the future so plan for it now.
