I've seen it briefly here & there but never done any research besides picture scrolling.How do you find it?

With the failures we endured in the past - we were able to take out original goal of $500-$600 per door and were able to double that with just 1 door. 

I doubled my money!  

I am sure I will be very publicly wrong, and you all can make fun of me in two years, when stocks double and real estate prices crash 20% from here, but I just don't know how you can watch this industry, this closely, for this long, and not be raring to go in the current environment. 

I keep scans or pictures of all of all letters I send this way including the letter as readable before it goes into the envelope which includes the tracking number written on the letter, plus the filled out certified mail paper and the envelop after its addressed. 

We are starting to get a clearer picture of the benefits and burdens of having an investment property, but we are still very new to this. 

The workload has more than doubled with the 3 I have now (and I am technically retired).

Ultimately the pictures combined with the location are what sells it.You want to avoid HOAs at all costs.

Very little cash flows at 7% interest with houses that have doubled in price over the last 5 years.
