Construction loans can be trickier for modulars as the lender, who's accustomed to real estate, scratches their head when the factory wants a payment before delivery or before the modules are actually 'real estate'.

They'll text if i left my garage open, they've brought our runaway dog back, signed for deliveries, they don't make a ruckus on weekends, etc...That being said, I would like to get their rent up to $1200-$1300 come lease renewal but that would be another significant increase.

I have a friend that was doing an online business and they used their apartment for it until if got to big and they bought a house and started doing business out of the house it was all online but had delivery trucks and things coming all the time.
