I have new builds in Dallas as well, that move a litttle faster, yet still pretty slow. 

If my labor is worth $100 on Friday, I want it to buy the same amount of goods and services on Monday morning.  

I’ve got 19 houses in a better appreciating area (Dallas), but I’m only hitting the .7% rule here.

I know CA investors buying in Dallas and San Antonio, specifically apartment complexes and an Austin investor (who lives there) buying land to build retail.

I manage furnished rentals in North Dallas, Plano< Richardson-- but we rent out the whole space.

You can share charts of the overall market in the U.S. but that doesn't tell you much about an asset in Cleveland or Dallas. 

@Blaine Alger   Do you feel like now with WFH, there is more demand from people that might normally work in Austin or Dallas that want to live in Waco for better pricing and smaller city feel?  

There are several great ones in Dallas, but I'll bet these days most want you to have some skin in the game, so no 100% financing and also financing of renovation costs.
