Do you know the bed bath count and location class?

I have an opportunity to purchase a 2019 built 6 bed/6 bath 3300 sqft (Pool/spa, media room, full size garage) fully furnished STR in Encore Reunion community @ 180 per sqft costs me 600k.

I wouldn't be able to sleep at night knowing that I had people in my properties that had mice or bed bugs or cockroaches.

My unit is a 1090 SF, 2 bed 1.5 bath townhouse.

doing a quick rental search nearby, looks the going rent for a 2 or 3 bed is between $1.35-$1.41 per SF.

Furnished common area, furnished each bedroom with a queen bed, a dresser, a desk and a chair, then we listed on every platform that I can list and I paid every platform for their premium listing.

My priority is getting as close to cash flowing as possible with minimum investment on a 4 beds 2 baths but I'm also thinking about appreciation because you never know when you'll have to sell...
