Won't you eventually have to come to peace with the notion of fundraising?

@Zachary BellinghausenA couple thoughts.......Your notion to combine equity and buy something larger makes total sense to me.You can sell subject to the lease.

@Richard Weinberg1) If you have a Solo 401k that supports a 401k participant loan you can simply take a 401k participant loan up to 50% of the balance not to exceed $50,000.2) The notion of loaning funds from your self-directed IRA to someone else (and vice verse) could easily be challenged as a step transaction where the step of loaning to someone else would be ignored and the transaction would be analyzed as a loan from your IRA to yourself which is prohibited.

I am a firm believer in time-in-market > timing-the-market, but that notion really only applies to long run strategies.

@Jeremy WirthsI agree with the notion of "sales being a contact sport." 

I finally succumbed to the notion that people deserve privacy, I got a great deal on some without cords (in case a family with children ever rents the place) and with a lifetime warranty, so, hopefully, it was one and done. 

I like that these responses have reinforced to me that having your name/address easily accessible is certainly unavoidable and that it won’t create issues like certain preconceived notions tend to make me think.

I don't go as far as Douglas Spence does with notion that no vacancy, no Capex or maintenance statements are a reason to walk from an investment, but you should be asking questions of how and why.  

I would also try to revisit the ADU notion thoroughly.

One way or another the main issue is that people seem to have the notion on some level that water should be free - and you can't shut it off.
