They auto list on all major rental sites, they provide tenant screening, payments online, communication via the software, insurance, etc.

I was originally drawn to it because I wanted to have one place where all my tenants paid rent and where they had the option to set up auto payments. 

Maybe an ACH form for auto payment information. 

It's like when a bank requires a co-signer for you to get an auto loan.
