I haven't done a flip in the Bay Area or out of state (attempted offers but they didn't work out OOS).

The next phase of my maturation cycle is gaining "on the job experience" in the form of GP participation before attempting to take down a deal by myself. 

If you chose to go another route, however and proceed with an attempt to evict or otherwise claim that my client owes you anything after she pays September rent, I am happy to take this case before a judge.

I did attempt this in 3 of my units, and all have failed despite the original premise being no problem.

Many of the deals that are currently being (attempted) to wholesale are not the size or type that are profitable to represent as a broker2.

That, to me, sounds like an attempt to get small monies to fund other things, but will not enhance the other parts of your business.

We are attempting to get the issue resolved ASAP.

You can also attempt some sort of bill back like RUBs but that can get complicated quickly. 

I'll be going back to busting your balls and attempting to take away any shred of market share you have worked yourself into up in my neck of the woods. 

However, again, I will take your advice and heed your warnings by attempting to slow the scale and make sure our team and systems are optimal.
