I went up to East Lansing to go to a football game earlier this month with a friend of mine that grew up in the Detroit suburbs. 

I mean the actual total rent that you will collect from both tenant and housing authority.For the areas I've looked into section 8 (richton park, lansing), section 8 just doesn't pay the market rent.

Wow..I'm in Lansing, MI (one of the less expensive real estate in the country) and even here property taxes (for rentals) are $1500+/year for the SFH in the worst neighborhoods.Great cash flow!

I understand that East Lansing is a completely different market than Pontiac.
