I don't have an official NOI from them but basing it on the expenses they provided above, it should be between 45K-50K annually. 

Hi all,I have recently stabilized my very first duplex in Troy, New York (near Albany) and am very excited to be officially in the landlord game in this area! 

Is there any paperwork I need to complete with them to confirm that returning the keys means their lease is officially over?

Officially, the buyer is the one enlisting the services of the buyer's agent and also the one compensating them (however this can be offset by the seller's offer of compensation).  

Further, my understanding is that it is possible to create a multi member LLC with yourself and a corporation as members, where you're the corporate official(s) - but we're getting fairly deep into the weeds here.Note that I'm just a lowly landlord who has attended seminars and implemented some of what was taught.

Basically her lease runs out end on October of this year.I want her out as she has been extremally mean and nasty.I already told her (verbally) that her lease wont be renewed.Do I need to sent her the official letter for early lease termination?

I have a business plan, positive feasibility, relationship with a number of contractors and even the city officials.

I did hear, but not via official communication, that ~50 people for mission beach lost their permits for cheating on the lottery.  

Anyway, as of today she forfeited her 5k deposit because she refused to close on her new property and the leaseback period has officially expired.
