As we are in our second year of vacation rentals, we see an increase in the number of return visitors who are happy to avoid the fees from these companies.

The problem isn't that you can't find deals, because you shouldn't be looking for them in the first place.What you should be looking for are opportunities, not deals, and using the appropriate strategies, in the "correct" markets where the opportunities exist...and not in the markets where you live, if those markets are screaming at you, "don't invest here". 

By that time everyone is screaming why I didn't buy in mid-2022. 

There are millions of visitors to the Smokies every year from all shapes, sizes, and walks of life. 

They may not bring you screaming deals, but solid deals are better than zero deals.Does this sound like work? 

I don't have any personal experience with laundry mats, but they scream a maintenance nightmare to me. 

I so agree....why can't folks take the time to type out what they are saying...screams seminar to me...they just learned what ARV means so they want to post it to prove they know the "lingo" ...to me if you want to take short cuts so much you can't type it out it makes me think you can not pay attention to detail and will take short cuts with a deal... but that is just me...

And I can't completely shut it off because visitors do come about once a week or two. 

I've typically seen snow removal somewhere between $40-$80 per visit or on a seasonal basis $600-$1000. 

I bought a 3 family in bed stuy in 06/07, I was jumping up and down screaming buy here til about 2012.
