I am planning to get into the TN real estate market as my first investment and am looking for some information.In particular: Areas to steer clear of, property management fees, typical cosmetic rehab costs, etc.My strategy is to put large down payments on 2 properties (relative to housing prices) to help pay for my living in NY while still gaining appreciation in a growing real estate market.

I do a good bit of long distance real estate investing and I am considering going into as new area.

That being said, I will preface this with the fact that I have a legal background, specifically with estate planning and asset protection as it relates to real estate.

I funded this with US cash, as well as a loan with a Canadian bank.I have shared this process with many friends and other real estate buddies that commended my journey.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

KC has some appreciation depending on the sub market and real estate cycle but is definitely a cash flow play market.

Political risks and plenty others in 25 years of selling real estate in Dallas area I have never sold one in the flood zone or probably anywhere near a flood zone.
