if lender is using a  score under  740  that will make it priceier than  if the  score being used is over 740  .....there are multiple LLPAs ( loan level pricing adjusters )  on this  scenario    1) rental 2) cash out 3) loan to value  4) loan size ..... maybe  contact another  lender or  two - provide  the precise  details  and  get some  other  quotes .....seems  like  a lot  of  costs to pay to get  20K  cash back ....

Assuming they made payments for 10 years, or through 2014, they would have a principal balance around $170,000 (assuming 4%, 30 yr fixed)....not critical that this be precise, but needed to estimate what lender will bid up to on auction day.So, the real question is about the refinancing.....because if I can't see a reasonable path to refinance, then there is no way I'm getting involved with a hard money lender.
