Their home in Waldo was also a great deal a Duplex they found for $210K and now getting $1250 a door since it needed renovations.Some advice is be careful with what you by so that you are not paying top dollar or market price for a home that someone just renovated.

Option 1 - Try to refinance, pay the lender back, take your cut and try to rent it out and hope it cash flows?

If you can't figure it out, then you have to pay for it, split the cost between the tenants, or split the cost between yourself and the tenants.It's good to understand this issue and have a policy in place before it happens.

you may find it beneficial to avoid paying lender fees over and over again, on 3 properties though if you go with a lender that doesn't charge a ton of junk fees then you'd save doing it separately.

Rent would be ~1,400 to 1,800 / month which is above market rate but housing is in very high demand and price is in line with what seniors who live on their own would be willing to pay based on my conversations with local Real Estate Agents.
