I suppose an exception are the guys who truly can charge hundreds per month per pet on average.The good news is that qualified tenants show up in droves when a property allows pets, oftentimes tenants who are far superior applicants to those without pets.

Then, his superior, who was maybe the CEO - another executive anyway - actually wrote an email or put something in the company newsletter telling the entire staff of the company all about what the naughty executive did.This damaged the fired executive's reputation and his career, and he sued for libel.In a landmark decision, the court found that even though the boss told the truth about the naughty exec, because he'd acted with malice, to deliberately hurt the guy's reputation, the court found the boss guilty of libel.So, the bar has moved as far as what libel is, too.

So, if you had to sue them, you'd have to hire a lawyer to sue them in Superior Court, or whatever the equivalent would be for non-small-claims-court is for where your property is.

That it would "cost" someone else is exactly why I am my best property manager.If I ran around trying to ascribing some bad attitude or evil intent to a shmo who paid a few days late I would be in the wrong business.I don't want to be friends with my tenants, and I don't need to feel superior to them... so if they say "f-you" as they write the check all the power to them.

I don't recommend you let your rent get more than 10% below market and that's for a superior tenant that always pays early, takes excellent care of the property, communicates well, etc.I always recommend one increase.
