My Buyers are in a weak position and I really want to help them and make that dream of ownership reality - they just have enough for the down payment and hotel + storage is not feasible they say. 

Maybe the attorney can push back with the fact that they didnt do an annual review as required by law ( strong argument... maybe) and that you also lost potential rent increase for 5 years as a result ( weak argument).

If the economy goes south and you bought properties in a weak job market it could take YEARS to get them back.

Topping a tree that is not meant to be topped - which is most deciduous trees with a central leader - encourages weak lateral growth that will be inherently weak and rot in the center of the tree.

Your problem is not $50, it is that these are weak tenants and that the tenancy is quite likely to fail, with them owing you rent.
