If you wish to accept the risk, you can just attach a 60 to 90 day Buyer's Temporary Lease to the contract and amend the closing date accordingly. 

LLCs can provide taxation benefits, ease of distribution of profits, and flexibility when you want to joint venture, or have hard money lenders, or want to amend the agreement, etc., which is not quite as simple with a land trust.The only two reasons I would ever suggest a land trust instead of an LLC would be, as people mentioned above, privacy, BUT, (1) that can be achieved with certain state LLCs, like Wyoming or Delaware anyway, and (2) most investors honestly don't care.

It was only recently here that the our Tenancies Act was amended to include roomers/boarders ... prior to that leases with boarders were governed by common contract law.Here you need to spell out in your lease what parts of the dwelling are common and where the roomer/boarder can expect privacy (typically within the confines of their own room).
