Depends on your goals (short and long term), privacy needed, ability to work remote, liquid cash available, etc.

Thought it would lay out better as a large closet that needed to be walked through instead of where someone is sleeping or would like some privacy.

By far the most important thing here is that by buying value add types of apartments where the owner can renovate, add additional revenue generating amenities (maybe covered parking, or privacy fences off the first floor units, or retrofitting plumbing to reduce overall utility costs) have a direct impact to NOI.  

The ADU detracts from existing structure even if it is only yard space, but often it is a garage, privacy, etc.   

There is a level of privacy with a SF home that people will pay extra for that you can’t be really get with a duplex or small Mf.  

Now, if you can build your ownership so you use LLC entities and Google voice numbers to voicemail, you can find ways to protect your privacy.
