Property managers who are good at what they do and are established have options which is why for the most part they do not manage properties in class D areas for the same reason you want to outsource the management.

Mt previous lenders had outsourced the underwriting and that caused a lot of issues because even the underwriter was wrong dead about a lot of things.

I currently use TenantCloud property management software to self manage our handful of units, but would like to outsource to a property manager at some point after we've acquired more units. 

For example, leverage a general contractor to help you with rehab estimates, leverage virtual personal assistants to help you field phone calls from leads, build relationships with real estate agents, inspectors, appraisers during your lunch hours and learn as much as you can every day about real estate.In time I believe you will find some areas that you are interested in and passionate about and you will also realize other areas that you don't want to do yourself (you can outsource those tasks).  

I would consider outsourcing facebook marketing to a company like silver street marketing (http://silverstreetmarketing.com/), having investor carrot do your website and have them all your content, outsource your SEO to investor carrott or another company.

I thought this might be a viable strategy if I could outsource some of the legwork like refining the list down to properties that are worth more than they owe & then working with it from there. 

Build in the management costs and outsource as much as you can.
