I like the idea of a $50 per day penalty, but it often gets messy.

Once you start supplementing income with rental income your tax returns get messy for some lenders and they dont want to spend the time needed to make a deal work.

A lot of tenants are very messy.

Very expensive and messy.

IE their acquisition and rehab funding.. over 2500 deals I have done in 14 states.. this is the biggest mess I have ever seen.. most who go down this road usually flame out in a few months.. as people catch on..

I have come to realize that compared to where BP was say 3 years ago, we are sliding in the quality of informative posts.It's rather difficult to say, but this new wave of newbies bouncing in speaking authoritatively as if they know something is getting harder to keep up with, then include the sharks looking for prey, the wanabe gurus, and those that don't understand Chapter One of the Principles of Real Estate and we have a real mess!  I
