It looks like Fidelis's Advanced + Credit package is essentially the same as RentPrep's Pro + Credit Add-on, but it's about $8 cheaper with Fidelis.Thanks in advance!

There is always demand for good rentals and properties with something unique.I'm a bit anal with details and numbers so always go into deals knowing my costs before I dive in and in this case knowing what I can build with the city (fourplex and max FSR), how long their wait is and add on 50%, cost of building it, cost of holdings etc.

just to add on jonathan's reply. if that's the route your going to go. look into an fha loan. you would have to live there for at least a 1 year, but only putting 3.5% down on a property up to 4 units. that way you can live rent free or even pull in a couple extra dollars and save towards your next investment.

To add on to Jeff's point somewhat duplexes can be had in that range, but at those rents you'll want to be in the county (half the taxes) rather than in Chattanooga given the mill rate on commercial (duplexes and above) is roughly 75% greater in Hamilton County than SFD's  which effectively doubles your property taxes in comparison.
