I am not asking for a unrealistic amount since I already did a lot of analysis myself on what is currently available and how much similar units were rented out in the past three months in my area.

If you have a scattershot approach like @Jake Thomasthen for sure, just make a bunch of drive-by lowballs and wait until you get lucky.If you have a more targeted approach like @David Neelythen making unrealistic offers is just going to piss off agents and sellers.

But if you're just starting out and getting your feet wet, I don't think it's necessarily a bad deal, so long as your expectations and goals for it aren't unrealistic.

Why would an agent want to waste their time, to do all the leg work for someone who is just going to offer unrealistic prices in what is still a sellers market in most price ranges with a list to sale price ratio of over 95%.
