I would say everything should be fine as long as you are not trying to be someone you are not.Unfortunately I see a bunch of pretenders in this business trying to make a fast buck.Especially at wholesaling or assigning things.Did you put up non-refundable earnest money??

Figuring your expenses is more difficult, but even pretending you are paying yourself $800 a month (for a total of $1,600) and applying the 50% rule that would be $800 (I don't think it will be 50% since there is no vacancy or management fees on your pretend rent).
