If the building has 4 units or less and the owner lives in one of the units.If the property is a SFH and the owner owns less than 3 SFH's.If the animal brings an undue financial hardship to the building owner.If the animal causes damages or harm to others in the building.Also just added "No Waterbeds", don't ask me why.

Thanks Lesley I will obviously try going through the banks and credit unions first (there's no harm in trying the worst they can tell me is no) and after I exhaust those options (assuming none will qualify me given my situation) then I will start digging into the suggestions here in this thread.

Those are your only two options or you're going to run into a mess of laws.Every real estate investor needs at least 2 people on their team before they get involved in the market 1) a good real estate attorney that works in the market and knows the system 2) a good accountant that knows how to keep cashflow up Always consult your attorney for stuff like this, because their job is to keep you out of harm's way.

My current 1 year plan is this: Use the savings I accrue over the next ~6 months from my Software Engineering position to make a down payment on a 2-4 unit multi family property within a 15 mile radius of my workplace (Shelton, CT), and house hack it!
