...my partner and I are new to REI ...or the "flipping" business (8 months) ...however ...not new to the rehabbing aspect ...having over 28+ yrs in the home building/rehabbing business (interior and exterior)...we are finding great properties ...to work on ...with great numbers ...and plenty of 1st position lenders to do so...OUR ISSUE is ...our reserves went into start up costs of the business ...now we are short ...and finding 2nd position lender ...or an actual PML to work with us in TN ...is not impossible ...but seems that way ...we have exhausted several avenues ...just looking for short term 6months-12months (preferred) ...and we can make monthly interest payments ...any suggestions for QUICK FUNDING would be greatly appreciated ...thanks for your time and consideration ...blessings                                                  ...Kelly                                                                

Small amount of asbestos needs to be removed from basement, hot water tanks needs to be exhausted properly.  

I've had one estimate so far and the guy said that he "exhaust motor" needs to be replaced.

I've spent a lot of time & money over the past 6-8 months trying to educate myself-got my real estate license and have been reading & webinaring myself to the point of exhaustion.  

Alex,  what I've found in Charlotte recently is too many single family homes are bid up by eager home buyers making it exhausting to find anything with decent roi. 90 mile radius, you still get good renters out that far or are you just flipping? 

Work hard, bust your ***, and when you get exhausted, KEEP GOING. 

And I will definitely check out the Boron book - I feel like I've kind of exhausted my library's offerings, and I'm looking for some new material.

It's exhausting and you can blow 45-70k in renovations, carrying charges in six months easy -- before your FBSO sign or "FOR RENT" sign goes up.

If managers and execs dont reply back to me I will definitely try out the recruiters and exhaust every option possible. 

If you have exhausted your attempts with that loan product; I would then try local banks.
