I say a person on lease or even John Doe and all occupants on the eviction.If they don't have the utilities on, I call code enforcement and they will set everyone on curb in 24 hours.

@Katherine Earle we buy and hold SFs in the suburbs for our own portfolio, but the cool thing about working as an agent is that I get to see all sorts of deals - and how they pan out - even deals I would never pursue myself; all the way from commercial deals to city owned properties.On the positive: helping to improve a neighborhood or a street feels good and gives us investors a higher sense of purpose - nothing like neighbors thanking you for turning that ugly eye sore into a valued piece with soem curb appeal.

The appraiser should have gone outside the time range of 9 months if needed to determine market value.My lender filed an appeal for the appraiser to quantify certain adjustments (lack of condition/curb appeal, lack of adjustments for bedrooms/bathrooms, lack of adjustments for other desirable features in my market such as porch + deck + Single-Family Detached Home (used twins/townhouses as comps with no adjustment).
