My suggestion to anyone flipping in Newark though is that you have to know the area well enough or have the property secure at all times because of vandalism on properties being constructed is pretty common.

If it was built in the 50s/60s (as is very common in Tempe), I'd advise also obtaining a plumbing inspection and have them scope the sewer lines.
