If the same LLC owns 9 other properties, there's nothing stopping the tenant in property 4 (and his ambulance chasers) from going after the other 9 properties.

In thinking of all of the dependencies that go into a rehab, and obtaining status updates if not local to visibly validate it makes sense to use a collaborative project management software where the different contractors can update their assigned tasks, etc.An example is Ace Project (on online cloud based package that is free up to five users).I've read the relevant threads on BT, so will look at that, but am looking more for ease of use, and cost at moment is a prime consideration.So, to all of you rehabbers out there, what do you use to actually manage given projects?

Not to mention I still value their SEO boosting tools, I use their data analysis tools (metrics) several times a day, and I pull market reports to check up on each listings SEO often.Breezeway = task management, scheduling, photo reports from each task stored in the cloud, keeping and tracking information and photos of listings to track things like theft of items, live communication with crews in the field, capturing and tracking expenses per task, or per property and then being able to bill those expenses to the owners.

We have hours and hours in setup and added and adding data everyday and without question a wholesaler calls me and I buy a home I never knew was for sale.I love the data collection, the interface with zapiar,and mail chimp, just a ton of work and I'm still waiting for the silver cloud to drop some gold bars on my head.

I have done this to remove any clouds on Title, then I can sell with a General Warranty deed and get Title insurance.

It's ok to use for mapping out and testing system architecture, but should be temporary until the API communications and code can be moved to a more permanent solution like a cloud server.It's tough finding a one-size-fits-all solution that allows customization without having an awful learning curve.

We received an email from the title company involved saying that there is a cloud on the title, and there would be an additional 1% tax hazard premium due at closing because of that.

Would recommend looking into using a cloud based storage folder simply because you can access these documents from any location, won't loose them if your computer goes down & if your CPA is tech savy you could invite them to the folder where they could access the files in that folder.
