Homes can be sold in any economic climate.

Whether it's tenants looking to move into a safe neighborhood (in which you'll be selling to landlords), 1st time home buyers looking to graduate from being renters, City apartment owners looking to move to the suburbs or retirees looking to settle down in a warm climate.

Its good that the tenants pay utilities, and being in FL is probably a bit lower than in northern climates, but lets go with 50%.

The people from southern climates have a lot more mold to contend with, so mold remediation is a much bigger business than it is here.

On our non climate controlled units we are full and have been full for 6 months.

:)Anyway, I don't expect this deal will be a home run (that was never the goal), but it should allow us to get our feet wet in this new market, learn the intricacies of investing in a place with a different climate, different types of houses with different types of problems, and start to build a team so that if we decide to do more projects in this area, we'll be better prepared.

I lived in Orlando for 12 yrs in the 90s where the real estate climate was a tad different then.

It's a mild climate.

But great advice, I have a bad habit of staying in areas I know very well, I don't like to venture out too far, don't know the real estate climate out there.
