I think what's happening is lots of floating rate debt and bridge loans were taken out on deals in TX and the Southeast.  

This technique worked very well for me in areas like south east seminole heights and west Tampa.

I'm in the southeast and the Smoky Mountains are a popular spot with relatively affordable prices (compared to say, Malibu). 

My project is south east side of city.
