If I was a contractor and got a General SOW to bid, and won the bid, I wouldn't be too thrilled if the owner then hands me a SOW that is 20 times as long and explains exactly every detail of the job.

And only buy and hold vacation/short-term rentals specifically.Commercial property is also profitable… depending on location.I personally was out there gathering information and documents regarding raw Oceanfront property (with permits in place for Hotel Casino and Resort), Acreage for agriculture development (Puerto Rico is blessed with very Fertile Soil), some shopping centers in urban areas and 2 private islands that a broker wants me to help him market here in the States.So HMU anyone that would like more info about Puerto Rico.

Retirement, income, kids college,  the thrill.  

Never a bigger thrill and rewarding reward.

This is just a cost of doing business; we build the cost directly into the rent. 99% of tenants are thrilled that they don't have to worry about the lawn care at all. 

But if you do break even or even make some money ( or even loose some money but earned a very inexpensive education) while the ride was just one great thrilling adventure, well then welcome to the club.

As for budget, I'm thrilled where that's coming in.
