I use a brown cinnamon carpet made of recycled plastics (great rental as it repels stains) with a nice pile installed over a 6lb pad.

My girlfriend says she can see stains in the carpet and a few look yellow and i can only guess at what that might be.They told my gf they would have someone come and vacuum last night and then at 630pm they called and said they couldn't and that she needed to go do it.

However, they left some rust stains in the corner of the bathtub (what looks like from a metal can they had there), I've tried CLR, Lime away, bleach, etc. and I cannot get this to come out.

I am curious if a scope of work that contains "refinish hardwood floor" is ambiguous and thus open for a variety of interpretations.My understanding going in was that the phrase "refinish hardwood floor" involves sanding the hardwood floor flat, probably using a drum sander, often, but not always staining the floor, and then finishing it with multiple coats of polyurethane.

If the room/house already needed repainting - and you would want to know how old the paint was, because it is a question that could come up as well as claims by the tenant that the stains/odors were there before they moved in - I would just suck it up and repaint and let them be on their way.
